What are Building Regulations?
Do they affect my renovation/extension project?
Building Regulations are there to ensure that buildings which have work done to them will comply with certain standards, including structure/workmanship, fire safety, sound insulation, ventilation, drainage, thermal insulation, heating systems, accessibility and so on. They were introduced in 1992 and everyone (client, builder, architect) must comply with them by law. They may sometimes seem demanding, but they are there for good reasons. Your architect will be familiar with them, and how they will be implemented within your project. Generally they impact less on renovations/extensions than they would on new build houses, as they allow for older houses.

Do I need someone to sign off that the completed project complies with Building Regulations?
Your solicitor will require that you obtain an Opinion on Compliance with Building Regulations on completion of the project. This document is placed with your Title Deeds (together with the previously mentioned Opinion on Compliance with Planning Permission) and will be required when selling or passing on the house. If a Bank or Mortgage Provider is involved with the property they will often require that this is submitted before the final payment to the builder is made.
